Steps to follow when purchasing an Upper West Side condo


Here is an overview of the usual steps to follow when purchasing a condo in the Upper West Side.

Steps for purchasing a condo:

Step 1: Visit our sales office

When you come and meet one of our representatives at our sales office, you will get the chance to visit the model unit, to discover various offered units, to see the detailed plans and to find out about our suggested finishes. Our sales office has been set up in order to provide you with the necessary information and to allow you to discover the Upper West Side project in all its aspects.


Step 2: Choose and book your condo

Once you’ve selected the unit that suits you, you will get the opportunity to book it within a 7-day period. A $1 000 deposit is required upon booking. This deposit will be applied to the down payment upon signing the contract and will be reimbursed in full if no purchase is made.

Step 3: Signing the purchase offer

Upon this step, a counselor will make you sign the preliminary contract. This document will state the delivery date of your unit and will set out all the additional deposits that are required for the purchase.


Step 4: Mortgage loan application

A counselor can connect you to the financial institutions which Upper West Side Constructions has the habit of negotiating with for its clients. We will make every effort in order to offer you reduced and guaranteed mortgage financing rates and mortgage approval, if applicable. Once the mortgage has been approved, a deposit will be required and kept in trust.   

Step 5: Interior finish

At this point, you will be able to customize your condo according to your taste. Our wide selection of colors, hardwood floors, ceramics, cupboards and counters will allow you to personalize your unit while sticking to your budget.


Step 6: Checklist


Two to three weeks prior to the delivery of your unit, you will receive a letter or an email that will report to you in detail the procedures to follow. At this point, you will need to contact your notary as well as your mortgage counselor in order to provide them with the elements needed for preparing the sales agreement.


Step 7: Inspection

Some time before the delivery of your condo, you will proceed to the final inspection with your accredited counselor which will record the work that is being completed on your unit. Adjustments that need to be made will be recorded and a certificate of completion will be signed by every party before visiting the notary.


Step 8: Notarial agreement


Here is where you will need to sign the notarial agreement. The notary will proceed to make the necessary adjustments (municipal and school taxes, contingency fees, condo fees) and will send you a copy of the declaration of co-ownership, your certificate of localization and your sales agreement.

You are now the owner of a new quality condo built by Upper West Side Constructions. You will then have access to the keys of your unit and you will finally be able to move in!
